BIOCID

To remove and prevent biomasses and bacterial colonies from underfloor system

How to use

As inhibitor – Add TOPTHERM BIOCID in any part of the system after the administration of TOPTHERM PROTECT 1. Bacterial charge should be checked annually. If present, replenish with BIOCID.
As cleaner – Add TOPTHERM BIOCID to the system after the administration of the most indicated cleaner (CLEAN 3, 5 or 10). Let the product circulate inside the system the time required by the cleaning product used.
• HELPS IN ENERGY SAVING
• MAXIMIZES SYSTEM EFFICIENCY

Usage

Add 0,5 kg of BIOCID for every 100 litres of water in the system (houses from 80 to 100 m²). Lower concentrations do not yield satisfactory results. Any higher concentrations do not cause problems.

Environmental and safety informations

TOPTHERM BIOCID has a neutral pH and it is not classified as hazardous substance. It does not corrode metals (iron- aluminium- copper) nor plastics. Do not mix with other chemicals. Do not allow the product to reach potable waters. Do not ingest. Do not dispose of waste through the environment.

EQUIPMENT

BIO-TEST
Test to check bacterial colonies in low temperature heating systems (underfloor).

Protection
• Before administration, ensure that the system does not contain other chemicals than TOPTHERM. If in doubt, drain the system and refill it with clean mains water.
BIOCID could be added to the inhibitor PROTECT 1.
• Check the water volume inside the system or the house dimensions.
• Ensure to have the right quantity of BIOCID available (lower concentrations than the recommended do not yield satisfactory results. Any higher concentration do not cause problems.)
• Add the product to the pressurisable INJET vessel.
• Connect the INJET to the radiator valve, to the jolly-valve, or to the safety-valve of boiler and inject the product inside the system.
• Every year, check bacterial charge with the BIO-TEST. If present, replenish the system with BIOCID.

TUTORIAL – STEP BY STEP

TopflushCleaning operation USING THE EXTERNAL PUMP TOPFLUSH
• Before administration, ensure that the system does not contain other chemicals than TOPTHERM. If in doubt, drain the system and refill it with mains water.
• Check the water volume inside the system or the house dimensions.
• Ensure to have the right quantity of BIOCID+CLEAN 3-5-10 available (lower concentrations than the recommended do not yield satisfactory results. Any higher concentration do not cause problems.)
• Connect the inlet and outlet pipes of the pump to the boiler circulator or directly to the inlet and outlet of the system (disconnecting the boiler).
• Connect the filling pipe of the pump to a tap (sink, bathroom, etc.).
• Connect the discharge pipe of the pump to a drain (sink, WC, etc.).
• Fill the tank of TOPFLUSH with mains water.
• Put the pump on and let the water circulate inside the system, radiators and collectors. Ensure that water circulate in every part of the system.
• Add the cleaning products selected (BIOCID + CLEAN 3-5-10) inside the TOPFLUSH tank.
• Ensure that the product circulate in all parts of the system by taking a sample of water from different point (radiators and closed circuits of floor collectors) and checking the value with the conductimeter.
Let the product circulate for at least 2 hours.

Rinsing operation

• Keep the water inside the system in circulation.
• Keep the TOPFLUSH tank half full of water by opening both mains water inlet tap and discharge tap on the tank.
Open all the valves of the system and let the water flow from 5 to 15 minutes checking the colour variation.
• Once the colour of water has become clear, leave only 1 collector opened and close the remaining.
• Check that the water coming out from the bleed valve of the collector you are rinsing is clean.
• If dirty, continue the rinsing operation until the water is clear and colourless from every sample taking point.
• If clean, close the collector you are rinsing and open another collector.
• Repeat the operation for every collector on the system until the circuit has been thoroughly rinsed.
If the system include radiators, rinse them 3 or 4 at a time following the same procedure of collectors.
• Once the rinsing operation has finished, open the whole circuit with the rinsing water tap opened and check that salinity of water is the same of that of mains water, using a conductimeter.
• If the salinity is not the same, keep the water flowing until it is as clean as the mains water.

Protection

Add the right quantity of bactericide BIOCID together with the right quantity of inhibitor PROTECT 1 to the system, then check with P-TEST that the concentration is correct. Stick to the boiler the label available in the side of the bottle of PROTECT 1 filling the form with the quantity of product used and the date.

Cleaning operation USING THE BOILER CIRCULATOR

• Before administration, ensure that the system does not contain other chemicals than TOPTHERM. If in doubt, drain the system and refill it with mains water.
• Check the water volume inside the system or the house dimensions.
• Ensure to have the right quantity of BIOCID+CLEAN 3-5-10 available (lower concentrations than the recommended do not yield satisfactory results. Any higher concentration do not cause problems.)
• Add the product to the pressurisable INJET vessel.
• Connect the INJET joint to a radiator valve, to the jolly-valve, or to the safety-valve of the boiler and add the product inside the system.
• Let the product circulate inside the system from 3 to 30 days.
• Best result are given both with the boiler on (hot water) and with the boiler off (cold water).

Rinsing operation

• Connect a pipe to the mains water tap (min. flow rate 10-12 liters/minutes and pressure more than 2 bar) and to the inlet of the system.
• Connect a flexible pipe from the return of the system to a discharge point.
Close all the radiators and collectors. Leave only one collector open.
• Open the mains water tap and let the water circulate while checking the colour of the drain.
• Once the colour of water has become clear and colourless, take a sample of water from the bleed valve of the collector you are rinsing and check its clearness.
• If dirty, continue the rinsing operation until the water is clear and colourless from every sample taking point.
• If clean, close the collector you are rinsing and open another collector.
• Repeat the operation for every collector on the system until the circuit has been thoroughly rinsed.
If the system include radiators, rinse them 1 at a time following the same procedure of collectors.
• Once the rinsing operation has finished, open the whole circuit with the rinsing water tap opened and check that salinity of water is the same of that of mains water, using a conductimeter.
• If the salinity is not the same, keep the water flowing until it is as clean as the mains water.
PS: it is possible to make the rinsing operation using the external pump TOPFLUSH..
